Silas J. Lees
Telling the property industry what it needs to hear, not what it wants to hear.
Three Lengths, Ready To Use
Silas J. Lees MRICS — 30-year chartered surveyor turned industry reformer, founder of The Maverick Movement, and author of the Estate Agents Secrets trilogy.
Silas J. Lees MRICS has spent thirty years inside the UK property industry — first as an estate agent, then as a Chartered Building Surveyor — watching the same failures repeat while nobody with standing was willing to say so plainly. He's the founder of WiggyWam and The Maverick Movement, and the author of five books, including the Estate Agents Secrets trilogy and Homebuyers Secrets.
Silas J. Lees MRICS is a Chartered Building Surveyor with thirty years in UK property — enough time to watch the same failures get rebranded, delayed, and quietly accepted by an industry he believes has stopped holding itself to account. Rather than waiting for reform to arrive from Westminster, he built it himself: WiggyWam, a transaction platform designed as an “operating system” for a more efficient property market, and The Maverick Movement, which recruits estate agents, conveyancers and mortgage brokers willing to compete on standards rather than referral fees. His 130-page whitepaper and seven-pledge manifesto lay out the case in detail. He's the author of five books — the Estate Agents Secrets trilogy, Homebuyers Secrets, and Love Is The New Religion — with a sixth, Sold, Subject to Chaos, currently in progress, built from interviews with the industry professionals who see the breakdown up close. He has shared platforms with Robert Kiyosaki, Robbie Fowler and Martin Roberts, and spoken to a live audience of 3,500 at London's ExCeL Centre.
Why Book Silas
He spent three decades on the inside of an industry that runs on being polite about its own failures. He isn't polite about them any more — and he has the credentials, the data, and the platforms to back up every claim.
Why Most Property Sales Are One Crisis From Falling Through
On the structural incentives that make transaction collapse routine rather than exceptional — and who actually absorbs the cost.
The Average Cost Of A Collapsed Sale — Paid By The Family, Not The Industry
A third of sales fail before completion. The professionals move on to the next instruction; the buyers and sellers eat the loss.
The Agencies On The Brink Nobody In The Trade Press Wants To Name
A closure wave he argues is a symptom of the business model, not the market — and a warning most leaders are ignoring.
Why The Public Trusts Estate Agents Less Than Almost Anyone Else Handling Their Money
On referral fees as “a quiet tax on trust,” and why transparency is a harder sell than it should be.
“Real leadership is not waiting for permission. It is not falling in line. It is not celebrating a three-year delay and a false promise as though it were a triumph.”
